:: what you should keep in mind on the day of a showing
picture yourself as a homebuyer.
 
clean and dust every room.
 
clean all windows.
 
open curtains to allow natural light into your home.
 
use a candle warmer with a jarred vanilla candle.  This is much safer than lighting a candle.
 
make your home smell nice with sprays, flowers, potpourri, etc.
 
remove everyday personal items from view, such as keys, medications, etc.
 
empty the inside garbage cans.
 
close toilet lids.
 
play soft music, such as jazz, soft contemporary.  Keep the volume low, however.
 
vacuum all carpeted areas and sweep all hard floor areas.
 
clean and dust all areas.
 
confine or remove pets during showings.  Some people may be afraid or allergic.
 
move or store pet bowls.
 
when staging and redesigning in preparation to sell your home, we understand that it can be an emotional challenge to "depersonalize" your home, but it's a vital step to remove these mental roadblocks, not only for yourself to detach from your home, but to also remove the mental roadblocks for a potential buyer.  a buyer wants to feel as though that you are ready to let the home go.  it's an unconscious state of mind that you or the buyer may not be aware of, but a necessary step to take.  you want the buyer to feel as though you are ready to move on and that you are handing over the torch.  we understand this issue and that's why we do everything we can to ease any discomfort when staging and redesigning your home.  also keep in mind that you're not selling your stuff, you're selling the home.  you take your stuff with you.  : )
